We are seeking a General Manager who will join a commercial landlord to manage the maintenance, cleaning, security, reception, telephone, and administration services for a prestigious commercial building in The City of London, whilst ensuring clear communication and good relationships with all tenants.
Accountabilities:
- Using tact and diplomacy to ensure good tenant communications on all issues relating to the day-to-day operation of the building and to ensure that all services as required by the respective leases are maintained to the highest possible standard.
- To readily engage with senior personnel to support leasing and asset management initiatives.
- Attending monthly property management and contract meetings and such other meetings as may be necessary for the interest of good and efficient management.
- Leading and engaging with the operational team whilst acting as the point of contact for all occupiers.
- Work with the management team to strategize training and development plans for the operational team.
- Monitor and assess the performance of staff and contractors, taking effective early action to address any shortcomings.
- To be reasonably available outside normal working hours to cover emergency situations.
- Lead the liaison of the occupier moving in/out process from a soft services perspective.
Financial responsibilities:
- To set the scope and specifications for all resident term and peripatetic contractors, reviewing service level elements and key performance measurements as required. Negotiate with contractors, to agree terms of instructions and operate contract documentation in relation to all services at the building.
- Maintaining proper records of expenditure and spending commitments, using appropriate technology provided at the building.
- Setting, assessing, and monitoring service budget including target setting for likely energy costs and operating within their constraints, in close liaison with the Senior Property Manager.
- To control the building’s car parking operation and to ensure that tenants conform to the requirements of their respective lease agreements.
Experience and Requirements:
- Relevant management experience within commercial buildings, preferably on the landlord’s side.
- Experience in preparing and organizing service charge budgets to completion.
- Be IOSH OR NEBOSH accredited.
- BIFM level 4/5 qualification.

Depending on experience this job will pay between £75,000 – £80,000 and comes with a generous package:
